The original brochure presented a clear disconnect between the quality of the real estate on offer and the material representing it. Dense text, inconsistent layout, and a visual language closer to a flyer than a luxury document were undermining trust and reducing the impact of first impressions with high-net-worth prospects.

Our brief was clear: elevate the design to match the brand's market positioning, improve readability, and create a document that could do the selling before a single conversation takes place.

We approached the redesign with a single guiding principle — let the property speak. Every design decision was made to serve clarity, luxury, and restraint.

The new brochure is built around a clean, breathable layout that gives imagery and key information the space they deserve. Typography was carefully selected to convey authority without stiffness, and a refined colour palette reinforces the premium positioning of the Pinkas Palace brand.

Key creative decisions included: replacing text-heavy spreads with structured, scannable layouts that guide the reader naturally through the content; introducing generous white space as a deliberate design element rather than an afterthought; and establishing a consistent visual hierarchy that aligns with Pinkas Palace's brand identity throughout every page.

The result is a document that feels less like a brochure and more like an introduction to a lifestyle.
